Deposit registration fee: £50 incl. VAT
Register the landlord and tenants’ details and protect the security deposit with a Government- authorised Scheme. Provide tenant with the Deposit certificate and Prescribed Information within 30 days of the start of tenancy.
Deposit resolution at the end of tenancy if property not managed: £380 incl. VAT
Submission of non-resident landlord receipts to HMRC: £250 incl. VAT
To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC.
Rent renewal and review fee: included in the annual letting fee as per tenancy agreement
Preparation/Alteration of Tenancy Agreement:
Withdrawal from agreed offer: £300 incl. VAT
If you instruct us to proceed with a proposed Tenancy and subsequently withdraw your instructions once you signed the landlord Terms of Business.
Service of Notice: £55 incl. VAT
Service of notice to terminate a Tenancy when we are not managing the premises will be subject to an administration fee. There is no charge when we are managing the premises.
Void period visits/caretaking: £75 incl. VAT per visit
Visits to the premises during void period using our catering service must be requested by the landlords. Maximum of 1 visit per week, during office hours.
Decoration and refurbishment fees: £45 incl. VAT + 20% of the cost of works
Instructing contractors on behalf of the landlord during void period or tenancy whether premises is managed or not will incur an administration charge, payable in advance, together with the cost of the works.
Preparing documents, and attending proceedings on your behalf: £100 incl. VAT + reasonable expenses
EPC certificates: £84 incl. VAT
The landlord is responsible for obtaining an EPC prior to marketing the property for let. We can arrange for an EPC to be obtained on the landlords’ behalf for a flat fee, provided we are able to arrange access to the property so that the assessment may be carried out.
Key cutting: £30 incl. VAT per key
Cutting of additional keys will be charged at a flat rate per key, provided the landlord has provided written instruction and key card for suppliers e.g Banham

Stamp Duty Due on tenancies that amount to over £125,000.00 per annum
During your tenancy:
Tenancy renewal/extension: £120 incl. VAT
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.
Change of Tenant:
Amendments to tenancy agreement: £120 incl. VAT
New tenant Referencing per tenant £90 incl. VAT(identity, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability).
At the end of tenancy:
Future landlord reference fee: £30 incl. VAT
Professional cleaning (if required): £15 incl. VAT per hour
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy, subject to inventory check in report.
Other fees and charges:
Loss of keys £30 incl. VAT per key
Out of hours service: £50 incl. VAT per hour
Where actions of the tenant results in the agent (or nominated contractor) attending costs incurred the property, time to remedy the situation is charged at prevailing rate.
Unpaid direct debit or reversal of payment: £50 incl. VAT per transaction
Debit and Credit Card Charges:
A Charge of 2.9% + £0.20 will be applied to each transaction made by overseas debit and credit card payments A charge of 1.4% + £0.20 will be applied to each transaction made by UK debit and credit card payments.
